Few US cities trade parking spaces like Boston. Old, narrow streets, very little off-street parking and resident permits that don’t guarantee a spot make a deeded space in the right neighborhood a prized asset. The long-run story is striking. Brimmer Street Garage spaces sold for $7,500 in 1979. In 2013, two spaces behind 298 Commonwealth Avenue in Back Bay, bought for $50,000 in 1993, sold at an IRS auction for $560,000. Not every space goes up, though. In 2018, a Back Bay space at 195 Beacon Street was cut from $375,000 to $345,000 after it failed to sell.

  • Neighborhood agents who work Back Bay, Beacon Hill and the South End. Many spaces trade between neighbors and never hit a public site.
  • Your own building, if you live in a condo with a garage. Ask the management company who might sell.
  • Redfin and Zillow amenity filters, which mostly show homes that include parking rather than standalone spaces.

Renting vs buying in Boston

Boston spaces are expensive next to what they rent for. A Newbury Street space renting at about $500 a month is worth about $400,000, according to the Boston Globe. That’s a gross yield of about 1.5%.

So buying here is mostly about use, not income. If you’d otherwise pay $400 to $500 a month for a garage, or you’ve circled for a resident spot for years, owning can make sense. What to check before you buy in Boston

  1. Who can own it. Some condo buildings only allow unit owners to buy parking. Others let anyone buy, which usually means higher prices and an easier resale.
  2. Deeded or not. Make sure you’re getting a deeded space, or a properly transferred limited common element, not an assigned space the association controls. See deeded vs assigned parking space.
  3. Monthly condo fees on the space, and any upcoming special assessments for garage repairs.
  4. Property tax. A separately deeded space gets its own tax bill.
  5. Size and access. Older garages were built for older cars. Check width, length and clearance, and ask about valet or stacker arrangements.
  6. Title. Your closing attorney will order a title exam and title insurance.

Massachusetts charges a deed excise of $4.56 per $1,000 of price in most counties, usually paid by the seller. On a $250,000 space, that’s $1,140. Real estate attorneys typically handle closings in Massachusetts, so budget for legal fees on both sides.
